WHEREAS NOTICE IS HERBY GIVEN that a default in the payment under the terms of a secured and perfected Note has occurred.  The Note is secured by a Mortgage dated November 21, 2018 and recorded on December 4, 2018 at REC # 396102 Book 232 Mtg, Page 697 in the records of Sublette County, Wyoming from Bernardo Avila and Celida L Avila, to Mortgage Electronic Registrations Systems, Inc., as nominee for The Federal Savings Bank for the amount of $227,500.00.  The Mortgage having been assigned to and now in possession of Arvest Central Mortgage Company, through an assignment recorded on June 18, 2019 at REC# 0398620 Book 236 MTG, Page 125 in the records of Sublette County, Wyoming.

WHEREAS the Mortgage contains a power of sale, which by reason of the default that has occurred, the Mortgagee has declared to become operative, and no suit or proceeding has been instituted to recover the debt secured by the Mortgage, or any part thereof, nor has any suit or proceeding instituted and the same discontinued and:

WHEREAS written Notice of Intent to Foreclose by Sale and Advertisement has been served upon the record owner and party in possession of the mortgaged premises at least ten (10) days prior to commencement of the publication, and the amount due upon the Mortgage at the date of first publication of this notice of sale being the total sum of $235,042.84 which consists of the unpaid principal balance of $227,245.08, outstanding charges, attorney fees, costs expected, accruing interest and late charges after the date of first publication of this notice.

Department of Environmental Quality, Division of Air Quality PUBLIC NOTICE:  In accordance with Chapter 6, Section 2(m) of the Wyoming Air Quality Standards and Regulations, notice is hereby given that the State of Wyoming, Department of Environmental Quality, Division of Air Quality, proposes to approve a request by Jonah Energy LLC (CMP100053) to construct a new gas/condensate production facility, known as the Cabrito 3-19 Central Facility (F029230), consisting of the Cabrito 11-18, 56-18, 57-18, 58-18, 71-18, 72-18, 74-18, 111-18, 112-18, 112X-18, 113-18, 123-18, 124-18, 124X-18, 125-18, Antelope 88-18 and Stud Horse Butte 17-13 wells, with two reboiler overheads condensers, two flash tank separators and one common smokeless combustion device to control volatile organic compound and hazardous air pollutant emissions associated with the dehydration units, condensate tanks, active produced water tanks and pneumatic pumps, located in the NW1/4NW1/4 of Section 19, T29N, R107W, approximately fifteen (15) miles southwest of Big Sandy, in Sublette County, Wyoming.  A Chapter 6, Section 2(c)(ii) demonstration in accordance with the Division’s Interim Policy has been conducted.  Emission offset requirements, if applicable, have been applied to this permitting action at a ratio of 1.5:1.0 for VOCs and 1.1:1.0 for NOx.  Permitting actions to date have resulted in a decrease in actual VOC emissions of 3738.1 tpy and a decrease in actual NOx emissions of 237.3 tpy.  Therefore, Jonah Energy LLC has met the offset requirements for VOCs and NOx.

NOTICE OF APPLICATION FOR A DECREE OF SUMMARY DISTRIBUTION OF REAL PROPERTY

TO ALL PERSONS INTERESTED IN SAID ESTATE:

You are hereby notified that now SHERRY ZARLINGO WILDER and TONI ANN BOHNET, have filed an Application for a Decree of Summary Distribution of Real Property requesting that the Court enter a Decree setting over certain real property from NIOBE ZARLINGO, a/k/a NIOBE THAIS ZARLINGO, deceased, to SHERRY ZARLINGO WILDER and TONI ANN BOHNET.

In said Application SHERRY ZARLINGO WILDER and TONI ANN BOHNET allege:

  1. That the Decedent, NIOBE ZARLINGO, a/k/a NIOBE THAIS ZARLINGO, died on 6/12/19 in Sublette County, State of Wyoming, and that thirty (30) days have passed since said date of death.
  2. That the Decedent, NIOBE ZARLINGO, a/k/a NIOBE THAIS ZARLINGO, was a resident of Sublette County, Wyoming at the time of her death and left real property owned in said County and State.
  3. That the Decedent died testate and left a Last Will and Testament, which devised all of her real property in equal shares to her children, SHERRY ZARLINGO WILDER and TONI ANN BOHNET. The Last Will and Testament has been filed with the Clerk of District Court, Ninth Judicial District, Sublette County, Wyoming.
  4. That the value of the entire estate of NIOBE ZARLINGO, a/k/a NIOBE THAIS ZARLINGO located in the State of Wyoming subject to administration, either testate or intestate, less liens and encumbrances, does not exceed Two Hundred Thousand dollars ($200,000.00.)
  5. That the Decedent owned the following described real property in Sublette County, Wyoming, to-wit:

The E½ of Lot Thirteen (13) and the E½ of Lot Twenty (20), Big Country Ranches, Third Filing, Sublette County, Wyoming as the same appears on the official map or plat thereof as filed for record in the office of the County Clerk and Ex-Officio Register of Deeds for Sublette County, Wyoming;

TOGETHER WITH all improvements and appurtenances thereunto appertaining.

SUBJECT TO reservations and restrictions contained in the United States patents or of record, to easements and rights-of-way of record or in use and to prior mineral reservations of record; and

An undivided one-half (1/2) right, title interest and estate in and to that certain water well situate on the following described lands and real estate in the County of Sublette and State of Wyoming, to-wit:

The West one-half (W1/2) of Lots 13 and 20 of the Big Country Ranches Third Filing as the same appear on the plat and mat thereof on file and of record in the office of the Sublette County Clerk of Sublette County, Wyoming.

  1. That, pursuant to the terms of the Decedent’s Last Will and Testament SHERRY ZARLINGO WILDER and TONI ANN BOHNET are entitled to have all of the real property of NIOBE ZARLINGO, a/k/a NIOBE THAIS ZARLINGO set over to them and titled in their names.
  2. That there are no other distributees or heirs of the Decedent having any right to succeed to said real property under probate proceedings.

Anyone having an objection to said Application shall file it with the Clerk of District Court, Sublette County, Wyoming prior to 9/24/19.
